The capacity has been calculated with the greenfield sports field excluded.. The site is allocated for residential-led development in the Sites and Housing Plan adopted in February 2013 post NPPF. Prior approval was granted for the change of use of B1a offices to C3 residential to provide 93 dwellings in 2016 (ref: 16/02678/B56). Prior approval was granted for change of use of B1a to C3 to provide 134 dwellings in 2017 (ref: 17/02969/B56). There is likely to be further capacity for residential on this site.
